Cheapest house rents in Adelaide ranked by suburbs and pricing

Rental affordability is at its worst in Adelaide but there are more than 110 suburbs where rents are still below the state’s median house rent. See full list.

Those looking to rent a house in Adelaide are facing their worst nightmare. While rents continue to surge, demand for homes is outstripping supply and the vacancy rate has dropped to its lowest.

According to latest Proptrack data, Adelaide’s current median asking house rent is $450 a week. Same time, last year it was $410.

The data shows there are 111 suburbs in Greater Adelaide where the median rental asking price for a house sits below $450 a week.

There are 16 suburbs, all located in Adelaide’s north, where median house rents range from $280 to $350 a week and 23 suburbs where you can rent a house for $355 to $395 a week.

Elizabeth South is the only suburb where median house rents are still under $300 a week. The gross rental yield here is also up by 5.7 per cent since last year.

The largest pool of suburbs (36) is where the median asking house rent is $400 to $425 a week. It includes a mix of suburbs spread throughout Adelaide. These include Parafield Gardens ($400), Kilburn ($400), Aldinga Beach ($400), Ingle Farm ($410), Mansfield Park ($410), Woodville ($415), Athol Park ($420), Alberton ($425), Enfield ($450) and Tea Tree Gully ($425), to list a few.

According to property management specialist Moni Mazzeo of Rental Property Network, given how the rental crisis is worsening, tenants will have to look further north for rental homes. “There is huge pressure on the rental market and it’s not relieving. We have been advising everyone to look further out. It may not be ideal but it is important in such a situation,” Ms Mazzeo said.

“Last month, we leased 20 properties and we had received nearly 1200 applications for them. I have been working in property management for nearly three decades and I have never come across such a situation,” she said.

“What renters are currently facing is heartbreaking.”
